I’m Nick Leadbetter, Director of Eight Property Group.
My wife and I began our property journey in 2013, buying residential properties and adding value to drive up the end value and make profit. Once each renovation project is completed, we sell the property and ‘trade’ up to a larger project. The end goal is to be living in a property that once sold, provides sufficient capital to buy the last property outright and have a large pot of capital in the bank.
Whilst property has always been my passion, my corporate background is in security and risk management. I have extensive (15 years) industry experience in leadership roles operating within Fortune Global 500 and FTSE 100 businesses. I have a proven track record in asset protection, profit protection, loss prevention and security risk management.

We then oversee the purchase through to completion or we can be retained to manage the refurb (if applicable) and the letting/sale of the property if preferred.
Portfolio Building
Looking to create a legacy? As a key member of your power team, we provide a full end to end portfolio building service that can be 100% hands off, should you prefer. We create a tailored plan, structured around your requirements, and support you to build and scale a diverse portfolio, focused on cash flow and long-term capital appreciation. This service is ideal for cash rich, time poor Investors working towards a 5 or 10 year plan as we build a pipeline of properties and manage projects consecutively or simultaneously.
Fixed Returns
We welcome private investor finance therefore we offer a completely hands-off investment option providing fixed returns of 6% - 10% for Angel Investors looking to invest £50,000 and above for 12 - 36 months. Loaning funds to Eight Property Group creates an indirect exposure to property investing meaning Angel Investors can enjoy higher returns on their money with lower risk. Loan terms are drawn up to protect both parties legally and financially. Security dependent on capital and terms of the loan.
Refurbishment Co-Ordination
Do you have a property local to ourselves that requires a refurb but don’t have the time, knowledge, or inclination to organise builders and trades? Time really is money when it comes to refurbishments; the longer a property sits empty, the more it costs you! We can co-ordinate the refurb on your behalf and our power team will get the property up to standard and ready for let or sale at the earliest opportunity.

This was a light refurbishment project. Full redecoration throughout along with fixing some remedial issues which included replacing damaged flooring in the bathroom, damaged splash blacks in the kitchen and multiple damaged fence panels.

This property required full modernisation whilst working to retain and restore all of the original period features. We also landscaped the front, rear and 'secret garden'.

This was a full refurbishment project with the kitchen and bathroom going back to brick. The kitchen was reconfigured to make better use of the space. Along with new kitchen and bathroom, all external aluminium doors were replaced along with the majority of windows to give a fresh, modern look and improve the energy performance rating. The property was then fully decorated with new carpet and flooring installed throughout to complete the project.
